Tucked between Boronia Park and the Parramatta River foreshore, a short walk from Gladesville’s town centre, 14-16 Venus Street is set to become one of the area’s more considered new apartment addresses. Developer Lanevick has secured approval for the Studio Johnston-designed project, marking the company’s return to apartment development after several years focused on boutique luxury townhouses and terraces.
Approval came through the NSW Land and Environment Court, following an appeal against Hunters Hill Council’s deemed refusal of the application. The approved scheme is a refined version of the original: eight storeys and 39 apartments over basement parking, down from the part eight, part nine-storey, 51-apartment proposal lodged in late 2025.
Through the Court process, one level was removed and setbacks were increased, along with design changes covering privacy, overshadowing, internal amenity, vehicle access, landscaping and stormwater.
The target market is clear. Founder and director Steve Maroun has previously spoken about the shortage of quality downsizer stock for established homeowners in neighbouring Hunters Hill, many of whom are leaving larger family homes with significant equity behind them.
According to Maroun, these buyers still want generous entertaining spaces and strong design, alongside the freedom to enjoy a simpler lifestyle. He sees the site as closer in character to Hunters Hill than to Gladesville, with parklands and the river on the doorstep and the village precinct within easy reach.
Studio Johnston, which worked with Lanevick on the completed Royale Randwick, has designed a building defined by a richly detailed brick façade and deep private terraces. Apartments are planned to maximise natural light and cross-ventilation, with larger indoor-outdoor living zones throughout.
For Lanevick, the project is also an early move into a precinct Maroun expects to grow considerably more active, as Gladesville’s village centre evolves with more mixed-use development and street-level activity over time.
Sales are expected to launch in 2027.
