Land releases within master-planned estates are sold in stages, and the single most important distinction is whether a lot is titled or untitled. A titled lot can settle now and you can begin building. An untitled lot cannot settle until the subdivision is registered, which depends on civil works and council processes and can shift by months. Contracts for untitled land carry a sunset date — the point at which either party can walk away if titles have not issued — and it is worth understanding that date and what happens if it passes.

Beyond the lot itself, an estate is a long-term proposition: the schools, retail, parks and transport shown on a masterplan are delivered over years, sometimes a decade, and are subject to change. Ask which stage you are buying into, what has actually been built versus what is planned, and whether the estate has design guidelines or a covenant governing what you can build and when you must start.
