At Off The Plan, we’re seeing increasing interest from buyers seeking landmark developments that combine premium locations, architectural distinction and exceptional amenity.

Three projects in particular highlight how the upper end of the market is evolving, so let’s take a look.

Ocean Grand, City Beach
Perth’s most valuable apartment project
In Western Australia, Blackburne’s Ocean Grand is poised to become the most valuable apartment development the state has ever seen. Early sales momentum has already exceeded $300 million, with total project sales expected to reach approximately $720 million.

Located in the prestigious coastal suburb of City Beach, the development will include 264 residences designed for buyers seeking luxury apartment living without leaving the community they already call home.

The project reflects a broader shift in lifestyle preferences, particularly among established homeowners looking to “right size” while maintaining access to premium locations.

Residents will have access to a wide range of amenities including resort style pools, wellness facilities, private dining spaces and concierge services, alongside a curated ground level retail village with cafés, restaurants and a wine bar.

One Park Lane, Southport

Australia’s tallest residential tower
On the Gold Coast, Baracon’s One Park Lane is aiming to reshape the skyline. The proposed two tower development will be anchored by a 101 storey residential tower rising approximately 389 metres, which would make it the tallest tower in the Southern Hemisphere.

Alongside the residential tower, the development will include a 60 storey commercial tower linked by a dramatic skybridge featuring elevated gardens and shared spaces.

The residential component will comprise 193 apartments, including a three level penthouse and two double storey sub penthouses. Developers say the project reflects the Gold Coast’s evolution from a lifestyle destination into a more sophisticated urban centre attracting international investment and long term population growth.

Buyer demand has already been strong, with the first 100 apartments reportedly sold within two weeks of release.

One Circular Quay, Sydney
A penthouse aiming to break Australia’s price record
At the pinnacle of Sydney’s luxury property market sits the penthouse at One Circular Quay, which is expected to challenge the record for Australia’s most expensive home.

Developed by Lendlease, the project sits between two of the world’s most recognisable landmarks, the Sydney Harbour Bridge and the Sydney Opera House.

The three level residence crowns the 59 storey tower and includes five bedrooms, private lift access, multiple north facing gardens and an infinity edge pool overlooking Sydney Harbour.

The broader development is already more than 90 percent sold and has surpassed $2 billion in sales, highlighting the continued demand for ultra prime harbourfront property.

“Projects like these illustrate how Australia’s apartment market continues to evolve,” said Off The Plan’s Founder, Tim Whall.
”While location remains the most important factor for buyers, design quality, amenities and lifestyle offerings are becoming increasingly influential in shaping purchasing decisions.”

For developers, landmark projects play a key role in elevating design standards and demonstrating what is possible in high end residential living.

For buyers, they represent an opportunity to secure homes within some of the country’s most ambitious developments.
