New Apartments in Western Australia
Western Australia's new apartment market is overwhelmingly a Perth market, concentrated in the inner suburbs, the riverfront precincts and the established coastal strip. It is a smaller and more selective pipeline than the east coast — fewer projects come to market in any given year — which cuts both ways for a buyer. There is less choice at any one moment, but competition for individual releases is generally less intense than in Sydney or Melbourne, and the gap between a project launching and selling out tends to be longer.
Western Australia has at various points offered a transfer duty concession specifically for off-the-plan apartment purchases, aimed at supporting apartment delivery in and around Perth. The eligibility rules, the value thresholds and the availability window have all changed more than once, so treat any figure you read elsewhere as potentially out of date and confirm the current position directly with RevenueWA. Strata reform in WA has also strengthened seller disclosure obligations, which means you should expect more detail about the scheme up front than buyers received a decade ago.
