New Townhouses in Victoria

Townhouse development is how Melbourne's established middle-ring suburbs are adding housing. Larger single-house blocks in the inner north, inner east and bayside are being redeveloped into small townhouse projects — often fewer than a dozen dwellings — which is why Victorian townhouse stock is spread across many small developments rather than concentrated in a few large ones. For a buyer, that means the project you want may only ever have one or two dwellings matching your requirements.

Victoria's off-the-plan duty concession is the significant local consideration, and it is also the one most often misunderstood. The concession works by assessing duty on the value of the property at the contract date rather than on its completed value, which is why the saving is largest when you buy early in construction and smallest when you buy something nearly finished. Eligibility criteria and any applicable thresholds have changed in recent years, including temporary expansions, so confirm your specific position with the State Revenue Office rather than relying on a general figure.
