For many Lower North Shore homeowners, the question has never been whether to downsize, but where to go without leaving the neighbourhood they know. Coronation Property’s Archer & Albert in Chatswood appears to have answered it, with the project securing $50 million in sales within two hours of its public release.

A large share of early buyers came from just up the line. Downsizers trading family homes in Roseville, Lindfield and Killara were joined by Chatswood owner-occupiers looking to upgrade, as well as young families drawn by local schools and a central address. More than 150 groups came through over the opening weekend.

The appeal is space. Two-bedroom residences begin at 94 sqm, while three-bedroom homes range from 128 sqm up to 234 sqm, generous by the standard of recent North Shore apartment stock. Most enjoy long, open views to the east, north and west. It was these larger layouts that sold fastest, according to Coronation Head of Sales Cameron Porter, who said buyers were placing space, quality and location ahead of everything else.

Designed by Woods Bagot, the 32-level tower at 57-61 Archer Street will hold 150 residences, but much of its story sits at street level. Plans include a landscaped public lawn, a new pedestrian link between Archer and Bertram streets, three restaurants arranged around a garden courtyard, and an 1898 heritage home restored as a daytime café.

Selling agent Tim Rees of SRM Residential pointed to the balance of convenience and calm, with the Metro, Chatswood Chase and the dining strip all close by, yet the setting still feels residential.

The project marks Coronation’s first Build-to-Sell development on the North Shore, and Managing Director Joseph Nahas said the launch response has reinforced the company’s move into the market. Coronation is also the builder, keeping design, construction and delivery in-house. Excavation is well advanced, the tower crane is due to go up this month, and completion is expected in the second half of 2028.

One-bedroom residences are priced from $1,205,000.
